Homes perform best when they go to market on Thursday. In order for your home to go to market on Thursday, all cleaning and photos need to be taken 1 week prior. 

The photos and videos will then be edited and used to build the following marketing materials:

● Neighborhood direct mail pieces

● Social media posts & ads

● Open house materials

● Property blast materials

LISTED TO SELL

The housing market has evolved—today, 95% of homebuyers use online resources, with 54% starting their search online. On average, buyers spend 10 weeks searching and viewing approximately 12 properties, making a strong digital presence essential to capturing their attention.

CONTINGEnCY PERIOD

In real estate, a “contingency” is a condition in the Agreement of Sale that must be met for the transaction to proceed. Buyers often include various contingencies in the contract to protect their interests. Once contingencies are resolved, only two steps remain before closing: the title search and transfer of ownership. By working with me and trusted industry experts, you’ll gain a clear understanding of these contingencies, know when they’re necessary, and be well-prepared to handle them smoothly when they come up.

Common Contingencies

1. Inspection – Most contracts have inspection contingencies. This is where the buyer is able to do their due-diligence on the property with a professional inspection.

2. Financing – Most contracts are also contingent on the buyer’s financing. We don’t accept offers unless we have the buyer’s pre-approval from a lender.

3. Appraisal – Inside the buyer’s financing there is often an appraisal contingency. This means the buyer’s financing is contingent upon the home appraising for the purchase price.

4. Home Sale – Some contracts are also contingent upon the buyer selling and closing on their current home. There will be additional paperwork and dates we abide by with this type of contingency.

CLOSING DAY

Closing day is the big moment—the final step in selling your home! On this day, all paperwork is signed, funds are transferred, and ownership officially changes hands. I’ll be there to guide you through every last detail, ensuring a smooth, stress-free experience so you can celebrate this milestone with confidence and excitement as you move on to what’s next.
